Independent villa for 12 people. On the ground floor, from the main entrance hall you can get to a vast and warm living room with a big fireplace. On the left, a marble staircase leads to the first floor. From the living room, a hallway leads to the rest of the villa. On the left, a big kitchen and completely furnished. Along the hallway, other than a guests bathroom, you can find a luxurious dining room with fireplace, a French window which lead to the courtyard.
Going ahead, the Giallo living room with fireplace. On the left, the library with fireplace, a desk with computer, wifi and fax. On the left, the imperial bedroom Federico Barbarossa with ensuite bathroom and Jacuzzi.
On the first floor, the marble staircase reach the first floor where you can get to four bedrooms through a long hallway: on the left, the double bedroom Gialla with ensuite bathroom, shower and Jacuzzi. On the left two tin bedrooms, the Azzurra and Rosa bedrooms, both with ensuite bathroom, shower and bath and shower and Jacuzzi. Going further, on the left there is the main double bedroom, Julia, with fireplace, balcony facing the courtyard, ensuite bathroom with shower and Jacuzzi.
Going ahead, there is a room with ironing tools, wardrobes and a service staircase which joints Giallo living room. On the XII century tower the entrance is separated from the Villa.
On the ground floor there is a living room, on the first floor a double bedroom with fireplace, bathroom. Terrace with a view.
On the garden in front of the Villa is possible to view the typical Tuscan landscape: vineyards of the Fattoria and San Gimigano towers. A staircase leads to the inferior bastion through which you can get to the swimming pool (10x5m), surrounded by a garden and in the shade of a loggia. On the rear of it, a shower and a fridge.
A lemon grove has been converted into a living room facing the garden, and the terrace offers a great view. A parasol outdoors in front of the lemon grove. There is also a deconsecrated chapel dating from 1210 dedicated to San Bartolomeo and refurbished in the ‘700, the crypt is from the XIII century. There is also a “torchio” for grapes squeezing from 1743 and a wine colletiong available for guests.

House Rules
- Cabbiavoli can accommodate 12 guests. A maximum number of 4 children (aged 12 or less) can stay at the property.
- Check-in between 3 – 7 pm – in case of delay please call the owner
- Check out time is before 9.30 am – account may be finalized the previous day
- Appropriate identification for registration is obligatory
- A Villa inspection is to be carried out between the guest and a representative of the property at check in to clarify all operations, contents and functions of the Villa. These include electrical systems, gas, food, beverage and labour of staff.
- A deposit in euro of €800.00 in cash or credit card number (Visa/MasterCard) is to be left in at check-in. The deposit will be returned at check-out unless damages are found or extra services have to be paid.
- Continental breakfast is included 7 days in the rental rate from 8.30 am to 11.30 am, breakfast includes: coffee, tea, milk, bread, toast, biscuits, marmalade, fruit juice, yogurt, cereal and eggs
- Cleaning of the bedrooms is done 7 days between 9.00 am and 12.00 pm and is inclusive in the price
- The swimming pool is open from mid-April to the end of September
- The accounts must be finalized at the end of each week
- Pets are not permitted
Extra Costs
- Heating costs are not included. This will be calculated according to the fuel used to heat the house 2 days prior to the customer’s arrival and during their stay. Heating is charged at 5.50 euro per unit
- Weekly Electricity consumption in excess of 300KWS is charged at 0.90 euro
- Cook is charged 15 euro per hour; any additional service required will be charged 15 euro per hour. The cost for food and drinks is extra and has to be paid in advance. Meals should be ordered and paid directly to the manager at least 12 hours in advance. Lunches will be served between 12.00 am and 2.00 pm, and dinners between 7.00 pm and 9.00 pm
- Cot is available at no additional cost
- Linen is changed weekly (Saturday) which is inclusive of rental. Any extra requirements will be charged at 10 euro per person per use. Extra towels 5 euro per person per use
- Tourism Levy: 1.50 euro per person per day to a maximum of 6 consecutive nights. Exempted children under 14
