The villa has it’s own 4 bedrooms and 3 bathrooms, where group have to sleep place in 4 bedrooms 8 and 2 on Sofa bed . Location of the villa is very near a Monsummano Terme with large pool , garden area for inside and outside eating and views on the Valley . On the ground floor Villa entrance, living room with double sofa bed, living room with fireplace, kitchen with two ovens, fireplace and access to the veranda with a table for 14 people where it is possible to eat outside, a double bedroom with fireplace that leads to the veranda overlooking the swimming pool, a bathroom with hydromassage shower, laundry with washing machine. On the first floor there is a double bedroom with bathroom with hydromassage shower, a double bedroom with bathroom with shower and Jacuzzi, a double bedroom (which shares the bathroom with one of the two double bedrooms).

PAYABLE EXTRA
Tourist tax: To be paid on-site according to current regulations
Consumption of AC and heating must be paid as it follows:
AC: € 0,90 per KW (1 KW = 3 Frigocalories)
Heating: € 0,19 per Thermal KW (Diesel fuel)
Attention: The consumption of AC and heating depends on many things: 1) the outside temperature 2) how cold or warm you like to have the inside temperature 3) open or closed doors and/or windows 4) turning down when you are not in the villa etc. Anyway, the cost of AC can be from 20 to 40 € per day and of heating from 35 to 80 € per day. The AC and heating system are equipped with digital counters with an error margin of +-5%

TERMS AND CONDITIONS
Min stay 7 nt – in winter 3 days possible on request (+25% in the daily price)
Deposit: € 800,00 on cash
Final Cleaning to pay on the spot: Euro 400,00 to be paid on arrival
Check in from 4.00 -7.00 pm check-out: within 10.00 am
Swimming pool: opening 15 April, closing 14 October
VILLA booking fee: At the moment of booking the sum equal to 30% of the total amount must be sent by means of bank transfer. The balance must be sent 6 weeks before arrival.
VILLA booking cancelation: In case of cancellation the following penalties will be applied:
up to 89 days before date of arrival – the total deposit of the 30%
from 63 to 88 days – 60% of the total amount
from 49 to 62 days – 80% of the total amount
from 0 to 49 days – 100% of the total amount
